I wanted to send you a letter and get some advice. I talked to Andy and he told me to present the situation to you.
When I looked into the cost of the apartments in the area of the city that is my region. The average cost of an average apartment is about $130,000 it will cost about $35,000 to have a typical interior reconstruction. That is with the plan to buy an apartment that is not in good condition and redo it.
(New Apartments in my area cost $200,000 with cement walls, and a European level interior work costs about $50,000)
So $130,000 and $35,000 just so you know I made it tight. Then $8,000 for furniture, we actually need about $15,000 but we can slowly add on by saving money. Then it will cost us $7,000 for paper work and bank fees.
So All together I was thinking $180,000 would do it, it would be a little tight, but at the same time this is a lot of money.
When I heard that I was going to get the money from Andy, I was then told it would be the amount of $170,000. I thought, amen I guess $180,000 was too much we just have to find something less expensive, I have been looking and it has been challenging. The apartment is either so beat up we need more for the reconstruction or the apartment is up to almost 45 min to an hour for disciples to get to us on transportation.
But we were able to find 2 decent possibilities but in the mean time they sold, so I believe for $170,000 it is possible its just going to take a little longer to find.
There is a new problem, and forgive me that I didn’t think about this. From my understanding John is going to loan me the $170,000 and that the next month I need to start paying back the loan. From the time I get the money, I need to actually choose the apartment. I can’t choose till the money is ready cause it sells quickly, but at the same time it takes a while to find a good apartment. So from the day the money is transferred my guess is that it will take a month to choose a good apartment. Then we need to have building inspectors check out the choice. Then check with the city that it’s not going to be wrecked in the next 20 years, check the owner’s documents, and transfer the money. Do all the documents that make the apartment mine. This can take one to two months. Then they do the reconstruction this can take 6 months average. Which means from the day I receive the loan to the day I can move out of my apartment will be around 9 months. Which means I have to keep paying rent ($2000) for 9 months. So that means I need to set aside $18,000 probably $20,000 to be safe, from the $170,000. This drops my amount down to $150,000.
With this amount we will have to move to the edge of the city and to be honest the quality on the edge of the city is pretty sub standard, It will make things with work and the ministry challenging.
When I sent the number ($170,000) it was clean just apartment, it was the answer to the question how much will an apartment cost. Not taking into consideration loan interest rates or pay back or anything of the sort.
I don’t know what options I have, if you could tell me what you think.
#1) Either I take out a larger loan of $200,000 and I understand that the money is sent and I have to make it work with the reconstruction and moving in and out etc.
#2) I take out the loan of $170,000 and the first payment is deferred say the first 8 months.
#3) Take the amount of $150,000 and look for an apartment.
My first choice would be to take out a larger loan, and start paying back immediately so John doesn’t have to worry about anything. Maybe I could work out a higher payment or something. The loan is charged 7% a
year which is more than fair.
If there is nothing we can do, Amen I am gratefull, anything is going to be a blessing. I just wanted to let you know about the situation.
